
Our Acquisition Mandate is an exclusive buy-side engagement to find and execute the acquisition of a value-add residential asset in Dubai’s secondary market. We act as your local investment project lead, securing the best possible deal without managing the operational details.
We cover the full acquisition cycle: investment brief and criteria definition, active sourcing (including off-market), full underwriting, an IC-ready Investment Memo, offer structuring and negotiation, and complete due diligence coordination (legal, technical, financial/compliance) with the required third-party experts.
We then supervise the closing: contract readiness (SPA), escrow coordination if required, funds transfer checks, and transfer/registration at Dubai Land Department.
Our process is structured around clear milestones, from engagement and sourcing to IC presentation, offer submission, due diligence, and closing. Throughout the mandate, we maintain disciplined execution, documented compliance checks, and transparent progress updates at each step.
You can expect concrete deliverables that de-risk the transaction: an Investment Memo (market, comps, scenarios, risks), a structured offer package, due diligence tracking/checklists, and a closing summary with next-step recommendations. Where value-add is central, we can also deliver a CAPEX plan and a risk register to support the business plan.
